One of the most rewarding parts of my job is that real estate is rarely just about buying or selling a house. It’s about guiding people through major life transitions — the emotional, logistical, and deeply personal moments in between.
I first met Heather and Mark while helping Heather’s mother search for a condo in Philadelphia so she could be closer to family. Throughout that process, we became close, and when Heather’s mother unexpectedly passed away, our relationship evolved far beyond a traditional real estate transaction. During an incredibly difficult season of life, I helped their family navigate not only the sale of her mother’s Rittenhouse Square condo, but also the overwhelming logistics that come with loss — organizing belongings, coordinating donations, preparing the property, and helping ease the burden wherever I could.
As time went on, Heather and Mark began thinking about their own next chapter: moving from Philadelphia to the Main Line to raise their growing family.
Like many buyers right now, they wanted the best of both worlds — a true neighborhood feel with walkability, charm, and a strong sense of community, while still remaining close to Center City. As we explored different areas together, Narberth quickly stood out as the place that felt like home.

We strategically positioned ourselves and wrote offers on two different homes, only to be outbid in competitive multiple-offer situations. After those losses, I knew we needed to shift strategies and think beyond what was publicly available on the market.
That’s when relationships and persistence became everything.
I began having conversations behind the scenes, networking aggressively, and searching for opportunities before they ever hit Zillow or the MLS. Eventually, I uncovered an off-market property that I believed could be the perfect fit for Heather and Mark’s family.
Initially, the sellers were firm. They indicated they would consider selling privately if we matched the price of a recent comparable sale — essentially full ask before the home even officially hit the market. After a week of negotiations and emotional back-and-forth, my clients wisely wanted to slow things down to make sure this was truly the right home for them.
Ironically, that pause became our greatest leverage.
During that time, another interested off-market buyer stepped away, which completely shifted the dynamic of the negotiation. Suddenly, we were no longer competing from a position of urgency — we were negotiating from a position of strength.
The sellers came back to us willing to accept less than our original offer.
What initially felt like a stressful roller coaster became an incredible opportunity for my buyers to secure a home they loved — off-market, in one of the most competitive neighborhoods on the Main Line, and at a better price than expected.
This transaction is such a reminder that real estate is not always linear. Sometimes the best strategy is patience. Sometimes it’s relationships. Sometimes it’s knowing when to push, and sometimes it’s knowing when to pause.
Most importantly, this was a story about trust.
Heather and Mark trusted me through every twist and turn, and together we were able to create an outcome that simply wouldn’t have happened through a traditional approach alone.
