A Historic Masterpiece Meets Its Perfect Match | 632 Spruce Street, Philadelphia, PA 19106 Sold for $2,125,000

Another incredible sale in the books — and this one holds a special place in my heart.

632 Spruce Street, an exquisite 1805 Federal-style home in the heart of Society Hill, has officially sold for $2,125,000 — and I had the true honor of representing both the buyer and the seller in this deeply rewarding transaction.

This home was previously listed by another broker, but when I was referred to the sellers, I immediately saw what it could be with the right vision, preparation, and execution. From the very first walkthrough, I created a detailed strategy — one that involved not just prep work, but hands-on, boots-on-the-ground involvement every step of the way.

Together with a trusted team of painters, contractors, and handymen (and sometimes stepping in myself — like power washing the front steps when a vendor didn’t show), we tackled every detail, inside and out. That included restoring trim and millwork, painting, updating lighting, pulling weeds from the natural brick driveway, and curating a fresh yet historically sensitive staging plan using a mix of the owner’s existing furnishings and custom accents. Even the flower boxes got a refresh — because with homes like this, the details matter.

And then came the marketing.

Over 12 hours of filming — including interior videography, aerial drone footage, golden-hour photography, and a full dusk shoot — brought the listing to life in a way that stood out from the rest. This was not just a listing. It was a production.

My philosophy has always been simple: YOLO — You Only List Once.

If you slow down, price it right, prep it thoroughly, and market it beautifully, it’s a proven recipe for success.

That’s exactly what we did.

At our very first open house, the perfect buyer walked through the door. She immediately noticed the level of care, the beauty, the soul of the home — from the arched ceilings to the original doors and hinges. It was love at first sight, and I couldn’t have imagined a better match.

This was a labor of love and a full-circle moment — helping a beloved historic home find new life through an owner who cherishes every inch of its character.

The legacy of 632 Spruce Street lives on — and I’m so proud to have been a part of that story.
