Just Sold Arielle Roemer March 24, 2026

From “For Sale By Owner” to Sold in One Weekend: The Story of 1805 Spruce Street

Selling a home can look deceptively simple from the outside. Many homeowners assume that putting a sign in the yard, listing online, and scheduling a few showings will do the trick. But as the owner of 1805 Spruce Street in Philadelphia’s Rittenhouse neighborhood discovered, selling a home—especially a beautiful historic one—requires far more orchestration than most people realize.

When I first met the owner, the property had been listed as a For Sale By Owner for several months. Despite the home’s incredible location and architectural character, it hadn’t sold. She told me she was exhausted and frustrated by the process. What seemed manageable at first had turned into a full-time job.

And she was right.

Selling a home properly is a full-time job.

Understanding the Challenge

From the moment I stepped inside 1805 Spruce Street, I knew the home had everything buyers look for in a classic Philadelphia townhouse:

  • Historic charm

  • Generous living spaces

  • A prime Rittenhouse location just steps from the Square

But even the most beautiful homes don’t sell themselves. They need to be presented correctly, marketed strategically, and experienced emotionally by buyers.

That’s where the real work begins.

Preparing the Home

The first step was creating a clear plan. Together with the seller, I coordinated a team of trusted vendors to prepare the home for market.

We focused on the details that elevate a property from simply “for sale” to irresistible:

• Bringing in contractors to address small but important items
• Fresh paint to brighten and unify the space
• Professional staging to highlight scale and flow
• Styling outdoor spaces to show how they could be enjoyed

Inside, we layered in elements that make buyers emotionally connect with a home—fresh flowers, thoughtfully arranged rooms, and a layout that guided buyers through the story of the house.

My goal was simple: when someone walked through the front door, they shouldn’t just see a property. They should immediately imagine living there.

Creating an Experience for Buyers

Every showing should feel intentional.

At 1805 Spruce Street, we curated what I like to call a storybook tour—a natural progression through the home that highlights its best moments.

Buyers moved from the elegant living spaces to the kitchen, up through the bedrooms, and out to the outdoor areas, each space building on the last. Lighting, staging, and flow all worked together to create an experience rather than just a walkthrough.

Launching in the Middle of a Snowstorm

Timing in real estate is never perfect. When the property launched, Philadelphia happened to be in the middle of a snowstorm.

But great homes attract attention no matter the weather.

That first weekend we hosted open houses—and despite the snow, more than 25 groups came through the property.

The Result

Within the first weekend, the home went under contract for full asking price—the same price the owner had originally hoped to achieve.

Even more importantly, we successfully negotiated an as-is inspection contingency, giving the seller peace of mind and certainty as the transaction moved forward.

The buyers were thrilled. They were excited to begin their new life together just steps from Rittenhouse Square, one of Philadelphia’s most beloved neighborhoods.

Why the Details Matter

This sale is a perfect example of something I tell my clients all the time:

Details matter.

Fresh flowers.
Staging outdoor spaces.
Thoughtful lighting.
Professional preparation.
Strategic marketing.
Creating an emotional connection for buyers.

These things may seem small individually, but together they transform how buyers experience a home.

And sometimes, those details are exactly what makes the difference between a property sitting on the market for months… and selling in one weekend for full price.

What the Seller Had to Say

"We had an exceptional experience working with Arielle Roemer from Berkshire Hathaway. Her approach is refreshingly unique. Plus her professionalism, market expertise, and attention to detail were evident from start to finish.

Our luxury home in Rittenhouse Square sold in just 5 days at asking price—an outcome we attribute to Arielle’s thoughtful strategy and execution. Her marketing approach was truly outstanding. The listing photos were beautifully done, and the video she created generated meaningful interest and excitement around the property.

Arielle made the entire process seamless and efficient, guiding us with confidence every step of the way. We are incredibly grateful for her dedication and would highly recommend her to anyone looking to sell their home, particularly in the luxury market."
